What Emergency Extraction Work Covers

Houston Water Damage Pros provides emergency water extraction and drying after an approved service agreement. Work may include water removal, moisture checks, air movement, dehumidification, documentation, and communication about visible conditions. Drying practices follow the IICRC S500 water damage standard when applicable.

This service does not automatically include rebuilding, plumbing, electrical work, contents restoration, asbestos work, or mold removal. Mold-related work may require a separate agreement under Texas Occupations Code Chapter 1958 and ANSI/IICRC S520 guidance, with the U.S. Environmental Protection Agency and Occupational Safety and Health Administration considered where relevant.

Contaminated water may require OSHA 29 CFR 1910.120 HAZWOPER Category 3 controls and EPA RCRA disposal procedures. Wastewater handling follows TCEQ rules. Flood repairs may require Houston Building Code permits through City of Houston Building Code Enforcement. FEMA guidance may apply to disaster-related claims. Extra work needs written approval.

Appointment Changes and Cancellation Rules

Appointments are arranged by phone, email, or another written channel approved by Houston Water Damage Pros. The appointment record may state the arrival window, property address, requested work, access needs, and any known safety concern. Customers should provide notice as soon as they know an appointment must change or be canceled.

An arrival window is not a promise of an exact arrival time. Emergency conditions, travel delays, site hazards, and earlier work may affect timing. The company may reschedule work if safe access is unavailable or conditions require another trade or permit.

Requests that add rooms, materials, equipment time, demolition, disposal, mold work, rebuilding, or other tasks are scope changes. A scope change means work outside the approved description. Houston Water Damage Pros will explain the change and seek approval before starting added chargeable work, except for reasonable steps needed to protect people or limit active damage.

Written Quotes and Payment Expectations

An estimate describes expected work based on information available during inspection. It may change if concealed moisture, unsafe conditions, access limits, contamination, structural damage, permit needs, or other site facts are found. An estimate is not a promise to perform work outside its stated scope.

Houston Water Damage Pros will identify known tasks, equipment, labor, disposal, and other applicable charges in the quote or service record. Customers should review that information and approve the work before service begins. Insurance coverage, deductibles, and claim decisions remain matters between the customer and the insurer.

Payment is due according to the written agreement or invoice. Customers must raise billing questions promptly and provide accurate payment details.

Added work requires customer approval when practical. Unpaid balances may remain due even if an insurance claim is delayed, reduced, or denied. No specific price, financing offer, or reimbursement is promised unless stated in writing.

Written Coverage for Completed Work

Houston Water Damage Pros stands behind the workmanship expressly identified in a written service agreement, invoice, or separate warranty document. Any coverage period, remedy, and covered task will be stated there. No particular duration or repair promise applies unless it appears in writing.

This workmanship coverage concerns the company’s own approved work. It does not cover new leaks, plumbing failures, storms, flooding, power loss, building movement, poor ventilation, pre-existing moisture, hidden damage, microbial growth, owner work, or work performed by another contractor.

Coverage may be void if the customer blocks access, changes completed work, ignores written care instructions, delays notice of a concern, or fails to maintain the property. A customer should report a suspected workmanship issue in writing and allow a reasonable inspection before hiring corrective work. The warranty does not replace manufacturer warranties, insurance rights, code requirements, or any protection that Texas law does not permit a contract to waive.

Limits on Service-Related Risk

To the extent allowed by law, Houston Water Damage Pros’ responsibility for a covered claim is limited to the amount paid for the specific service giving rise to that claim. The company is not responsible for indirect, incidental, special, or consequential loss where a limitation is permitted. This can include lost use, lost income, or damage arising from pre-existing conditions, hidden defects, delayed access, owner instructions, utility failure, or another contractor’s work.

Water work carries site risks. Drying recommendations follow the IICRC S500 standard when applicable, yet drying cannot guarantee that concealed damage or microbial growth will not occur. Mold projects require separate review under Texas Occupations Code Chapter 1958 and ANSI/IICRC S520 when applicable.

OSHA 29 CFR 1910.120 HAZWOPER Category 3 procedures, EPA RCRA disposal rules, Houston Building Code permits, and TCEQ wastewater discharge rules may affect work. City of Houston Building Code Enforcement requirements control permits. Nothing here excuses negligent conduct or removes rights that cannot lawfully be limited.

Michael Ramirez

Service Expert at Houston Water Damage Pros

I started in Houston building maintenance, then moved into water-loss response after seeing how quickly local humidity can damage gypsum wallboard, flooring, and contents. I learned the trade through hands-on burst pipe, storm, and slab leak work across the Houston Heights, Montrose, and neighborhoods near Buffalo Bayou Park. Today, I rely on IICRC S500 procedures, moisture mapping, and psychrometric chart readings to help families recover before secondary damage spreads.
